1. Watch What Other Buyers Do
If this is your first time in the neighborhood, or if you’re a first-time homebuyer, do a little people-watching. Experienced real estate shoppers will know what less-than-obvious issues to look for in a home. If you see people coming and going quickly, you may want to do the same. However, if other visitors are staying around for a while, it’s a good indicator that this is a hot listing, and you may have some competition.
2. Don’t Be Afraid to Ask Questions
When you go to an open house, the seller’s agent will be there as a representative of the seller themselves. If you have an interest in the property, don’t hesitate to ask the agent plenty of questions. While you can get plenty of information about the house itself, you can also glean some insight into the seller as well. Asking the tougher questions, such as, “Why is the homeowner selling right now?” can give you some information regarding how quickly the seller needs to get out of the house.
3. Make Yourself Known
Open houses generally have a sign-in sheet. Don’t sign in at the beginning. Take your time and see if this property really interests you. If so, write down your name so the seller has your contact information. Even if you don’t have any real interest in the home, be sure to at least greet the seller and/or their agent. Agents have been trained to watch for people who are coming and going with ill intent, so introducing yourself at least eliminates that suspicion.
