3 Secrets for a Healthy Garden

While people use their backyards for just about everything, reserving at least part of it for a garden can fun and rewarding. Whether you grow flowers to dazzle guests or vegetables to feed the family, gardening is a challenging hobby that, with the right knowledge and tools (and a little luck), can become one of the most enriching hobbies you have.

Whether you are planting your garden on Lake Spivey or in suburban Fayetteville, there are three secrets to keeping it healthy and thriving: soil, sunlight and saturation.

Soil

Every bit of soil is different. The soil in your backyard may even be different than that of your neighbors. Knowing the type of soil in your yard (sandy, clay or loamy) can make a massive impact on the health of your garden. For instance, asters can thrive in clay, while dog’s tooth violet needs loamy soil.

In addition, plants like azaleas like acidic soil, while geraniums like alkaline ground. A test kit can help you determine what kind of soil you have, and gardening experts can help you figure out what additives your soil needs.

Sunlight

It’s a common misconception among new gardeners that plants need as much sunlight as possible throughout the day. While this is true for some plants, others need only some sun rays throughout the day. There are even plants that can only survive if they get less than 4 hours of direct sunlight every day.

When you buy plants, the nursery should tell you what kind of sunlight they need. Full sunlight means at least six hours a day; partial shade is four to six hours a day; and full shade means less than four hours a day (in the mornings or evenings).

Saturation

How often do you water your plants? Some people prefer to water them daily for a few minutes. This should be considered plant torture; imagine only being given a few drops of water a day to live off of. Plants should be watered when the soil is dry, and should be watered deeply. By the time you’re finished, the soil should be just saturated enough to not be able to absorb more water.

Further, be sure you are watering the roots, not the leaves. Water on foliage promotes disease and can also cause burns by acting as a magnifying glass for the sun.

Before you can plant a garden, you first need a home. There are many beautiful homes for sale near Lake Spivey, and we want to help you find the perfect one. Contact the Dottie & Kate Team today to get started with your search!

What to Look For in a Neighborhood

As you search for your dream home, one of the most important factors is its location. Perhaps you are looking for a big piece of property with very few neighbors on Lake Jackson. Or, maybe you are looking for a more suburban setting in Jackson. Whatever kind of home you want, make sure you are looking in the right neighborhood to meet your needs. Here are a few criteria to consider:

1. What Do You Need?

Consider what you absolutely need in a neighborhood. Young families may need a good school system nearby, while retirees probably wouldn’t. How far is the commute to work? Can you walk to nearby restaurants and shops -- or is that even important? Also consider why you’re moving. What does your current community lack? Does your new potential neighborhood have these amenities available?

2. What’s Life Like in the Area?

Once you figure out what it is you need in a neighborhood, be ready to stretch your legs. You will want to visit potential neighborhoods that fit your needs and see how much you like them. Are the streets too noisy -- or too quiet? Is there an odd smell that just won’t go away? Is there graffiti or other signs of vandalism? Speaking of, be sure to check local crime rates. Even the most beautiful home is hard to enjoy if you have to constantly worry about a break-in.

3. What Can You Afford?

Of course, it is the dream of many to move to a Beverly Hills-type location. However, doing so is not always feasible. Consider what you can afford, based on your mortgage options. Unfortunately, your dream home may be in a location that’s just out of reach, at least for now. You may need to make a few compromises in order to become a homeowner.

With an experienced real estate agent by your side, you may have to make far fewer compromises, if any. If you are considering buying one of the many beautiful homes for sale near Lake Jackson, contact the Dottie & Kate team today to get started on your search!

Finding a House You Can Afford

Henry County is one of the fastest-growing in the state, and for good reason. Its nearness to Atlanta while still being away from the hustle and bustle is ideal for many new homeowners. Yet, because of its popularity, finding an affordable house in Henry County may seem impossible.

But it doesn’t have to be.

Here are a few tips and tricks to finding an affordable home:

1. Look for Homes That Need a Little TLC
If you are on a pretty tight budget, chances are it’ll be difficult finding your dream home in your budget. Don’t be afraid to look at properties that need some love. You may be able to find a house that has been stigmatized for whatever reason, or may need a new layer of paint and a few panes of window glass. If you take charge and do the repairs yourself, you can save big --- and increase the value of the house.

2. Look for Additional Income Homes
Before that bedroom becomes a nursery, it can make you money. Having the additional income from a renter can offset much of your mortgage bill every month. Just be aware that renting out a room can complicate taxes a bit, since it could be considered a business. Talk with your accountant or tax expert to make sure you are following the law.

3. Trust Your Real Estate Agent
Your real estate agent has been trained and certified to find you the best home for your situation. Sometimes that process takes a week, while other times you may look at different homes for a month. Whatever the situation, trust that your agent is looking out for your best interest.
