3 Reasons to Live in a Small Town

There’s no doubt that Atlanta is a great place to work and find entertainment. But to live in the heart of the city? Maybe not so much. There’s something beautiful about living a small town. Things are quieter, slower-paced. Though some young people love the buzz of the city life, it seems most everyone finds their way to a small town after a while. Here are just a few reasons why small towns are the best places to live:

1. The Community

There’s an old trope that, in small towns, everyone knows your name. While that may not be exactly true, your neighbors may want to learn your name --- and your story --- over a nice, home-cooked meal. If you own a small business, other business owners tend to be less likely to see you as competition and instead a fellow compatriot, fighting against the big corporations. If you need a helping hand, your community is there for you --- Atlantans definitely struggle finding the same support.

2. The History

Sure, big cities have history. But they often don’t have traditions to go with it. Atlanta as a city simply doesn’t have a tradition that rivals, say, Barnesville’s Buggy Days. And that’s because the city is a lot of people from a lot of places that don’t interact with each other. In addition, buildings in the city are constantly being torn down and built over. In a small town, you can look at the same mural on that old brick building that your grandparents did --- a piece of Americana city-dwellers simply can’t find.

3. The Price

Living in a big city is expensive. Rent is expensive, gas is expensive, everything is expensive. In a small town, you can get your dream home for the same price as a small condo in Atlanta. You can raise your kids away from the busyness (and dangers) of the big city. All it takes is a little work from a real estate agent, and you could be living the life you’ve always dreamed of.

FAQ: What exactly is Earnest Money?

Earnest Money is often confusing when it comes to buying a house! What exactly is it? When can I get it back? When does it get cashed?

Earnest Money is a deposit by the buyer to show the seller that they intend to purchase a home. This shows the good faith of the buyer and that they have the funds to purchase the property.

Most brokers will only allow checks or money orders for earnest money and will not take cash. This is to protect everyone involved.

The Earnest Money once turned in to the broker (which needs to be done as soon as possible upon receipt of a binding contract), will normally be deposited into an Escrow Account that holds the money. This means that the funds will come out of the buyers account and placed into the Escrow Account. The one exception of this, is if the buyer wants the funds to simply be held. It is preferred that the funds be deposited, but they can be held by the broker instead.

The Earnest Money once deposited into the Escrow Account, will then be used towards the final purchase price of the home.

If the sale does not go through as planned, the broker will relinquish the funds to the appropriate party. Who gets the earnest money after a transaction is not completed will be spelled out in the termination paperwork.
